Rental Requirements

Overview

Clear expectations make for great rentals. Below is our general, non‑contractual summary of how to apply, how we screen, and what to expect if approved. Property‑specific rules may vary and are listed on each property page and your lease packet.

How to Apply

  1. Schedule a viewing: email info@fupm.pro or call or text 303-459-1525

  2. Complete a Zillow application.

  3. Submit a full application through our third‑party screening provider (each adult 18+ applies individually)

  4. Screening: income, credit, background, and rental history verification

  5. Upon approval: sign the lease and provide move‑in funds (see below)

Qualification Standards (General)

  • Income: minimum household income = 2x monthly rent (only income from lease signers counts)

  • Credit: good standing required; cosigners permitted when appropriate

  • Background: individualized review; eviction or serious issues may disqualify

  • Age: all leaseholders must be legal adults (18+)

  • Identification: valid government ID required for each adult

Move In Funds

  • First month’s rent

  • Last month’s rent

  • Security deposit (see formula below)

Security Deposit Formula

The security deposit for each home is based on approximately 1% of the property’s current market value, rounded to the nearest $100. The exact deposit is published on each property listing page.

Pets (General; property‑specific rules apply)

  • Pets allowed unless otherwise noted on the listing

  • Allowed: dogs, cats, and fish (≤50‑gallon tank; flood insurance required)

  • Not allowed: birds, reptiles, or exotic animals

  • Monthly pet rent: $25 per approved pet

  • Pet deposit: 10% of the main security deposit

  • Non‑refundable pet cleaning fee: $250

  • Short‑term pet sitting (<10 days/year): permitted at no charge

  • Unreported pets: $500 fine per incident

  • Service/assistance animals: always allowed with proper documentation (no monthly rent or pet deposit; cleaning fee may still apply)

Insurance & Smoking

  • Renter’s insurance: required prior to move‑in; minimum $100,000 liability coverage; list “Fu Property Management” as Additional Interest

  • Smoking: no smoking indoors (including garages). Minimum $250 smoke cleaning fee up to the actual cost of remediation (repainting, deodorizing, fixture replacement)

Inspections & Maintenance

  • Quarterly inspections during the first lease year (filters, leak checks, safety)

  • Inspection notices sent via email and prescheduled for convenience

  • Routine maintenance requests are submitted via our web form (Tenant Resources)

  • After‑hours emergencies: tenants may contact Plumbline Services directly for HVAC, plumbing, or electrical emergencies and notify us immediately afterwards

  •  Locksmiths: tenants may call a locksmith for lockouts at their own expense; changing or rekeying locks is not allowed without our written approval

Rent, Fees & Timing

  • Due date: the 1st of each month

  • Avoid late fees by ensuring rent is received by the 7th

  •  Late fee on the 8th: $50 or 5% of monthly rent (whichever is greater)

  • Returned payment fee: $75

  • Payment methods: check or Zelle (details provided at lease signing)

Lease Term & Renewal

  • Standard lease term: 12 months

  • Auto‑renewal with 90‑day notice of any market‑rate adjustment
